Marble slabs, designer appliances, custom cabinetry and statement lighting can make a house look expensive. They do not necessarily make it well built.
That distinction is increasingly important in South Florida’s multimillion-dollar new-home market, according to Lazaro Dinh, CEO of Dinh Luxury Builders.
“Finishes are the easiest part of a house for a buyer to see,” Dinh said. “Construction quality is often hidden behind the drywall, underneath the slab and above the ceiling.”
Dinh encourages luxury buyers to evaluate a home in layers. First is the site and foundation: elevation, drainage, soil preparation, reinforcement and concrete. Next comes the structural shell and roof. Then the building envelope–windows, doors, waterproofing, flashing and exterior assemblies. Mechanical, electrical and plumbing systems follow. Only after those fundamentals are considered should finishes dominate the conversation.
A beautiful residence can still suffer from poor drainage, uncomfortable air distribution, moisture problems, noisy plumbing, inadequate waterproofing or difficult maintenance access. These issues may not be apparent during a short showing, particularly in a newly staged home.
Dinh believes high-end builders should document what goes into the house before it is concealed. Construction photographs, engineering records, product information and inspection history can help demonstrate that quality exists beyond the visible surfaces.
For buyers, he recommends asking specific questions: What structural system was used? How was the roof connected? What waterproofing system protects exterior openings? How is the property drained? Where is mechanical equipment located and can it be serviced? What products were used behind finished walls?
“Real luxury is when the expensive things you see are supported by equally serious work that you do not see,” Dinh said.
This philosophy influences Dinh Luxury Builders’ approach to residential development. The company aims to prioritize structural planning, building-envelope execution and mechanical coordination before focusing on the visual details that ultimately define the interior.
Dinh says the best luxury homes should perform quietly. Doors close correctly. Rooms condition evenly. Water drains where intended. Exterior assemblies remain dry. Mechanical systems can be maintained without destroying finished surfaces.
“That is craftsmanship too,” he said. “It just does not always photograph as well as a kitchen.”
